What is a conformity assessment?
A certificate of conformity (whether required by the local authority or not) is an official document issued by the local authority that shows whether your rental property meets minimum housing quality standards or not.
Both the initiation of the procedure and the delivery of the final certificate of conformity are always done by the city or municipality. To determine whether the home in question meets the requirements in terms of safety, health and minimum comfort, a home inspector carries out a thorough screening according to a specific protocol. Such screening is called a conformity assessment.

How does it work?
At Vastgoedexperts, we carry out such conformity inspections where the property is thoroughly checked. Based on a technical report, the home inspector checks whether the property has any defects. If so, the inspector ticks off those defects on the technical report.
The report is then handed over to the local authorities. The purpose of these surveys is to determine whether the property is suitable and habitable. If the property is in order, the mayor can issue the certificate of conformity. This usually has a validity period of 10 years, but some municipalities have set shorter validity periods.

It is very important that landlords are aware of their responsibilities and the need to ensure that their properties meet current standards.
For information: The accreditation process for this activity is currently ongoing (anticipated late 2024 - early 2025). For the time being, we are appointed by the city or municipality and have access to VLOK, the Vlaams Loket Woningkwaliteit. This means that there are no obstacles to having inspections carried out - at the request of a municipality or city - by Vastgoedexperts. However, it is always required that landlords submit their request via the municipality or city.
