What is an EPC non-residential?

The non-residential EPC (EPC NR) is intended for all buildings that do not have a residential function, such as hospitals, office buildings, schools,... The non-residential EPC provides insight into the energy efficiency of such buildings and indicates what efforts are needed to renovate to a carbon-neutral building unit. Residential buildings, industrial buildings and agricultural buildings are not included. 

The EPC NR is only valid for five years, unlike the regular EPC which has a validity of 10 years.

Small non-residential unit?

If the floor area of the building is less than 500m², you can choose to have an EPC kNR drawn up. The EPC kNR is valid for 10 years, but it does expire if the building changes its function. Since 2023, as an owner, you can also deliberately choose to have an EPC NR drawn up, even if the floor area of the building is smaller than 500m². Would you like tailor-made advice on this? When is an EPC non-residential required?

Since 1 January 2023, the EPC NR has been mandatory on all transfers. That means on sale and rental, but also on gift, building lease and long lease. This obligation has continued to expand in recent years and many changes are also on the way in the coming years:

  • From 1 January 2024: All building units of public buildings and government buildings must have an EPC NR. The EPC Public is no longer sufficient.
  • From 1 January 2025: Any large non-residential unit with a usable floor area of more than 1000sq m must have an EPC NR regardless of transfer/rental.
  • From 1 January 2026: Every large non-residential unit must have an EPC NR, irrespective of transfer or rental.
  • From 2028: Public and government buildings must achieve a minimum label
  • From 2030: All other large non-residential buildings must also achieve a minimum energy label.
