What is an EPC inspection?
A EPC inspection is an inspection in which a qualified energy expert assesses the energy performance of your home or building. Based on this inspection, a Energy Performance Certificate (EPC) This certificate indicates how energy-efficient your home is, with an energy label from A+ to F.
The EPC certificate gives prospective buyers and tenants a clear picture of your home's energy efficiency. It also helps you gain insight into potential energy-saving improvements.
During the EPC inspection, various parts of the property are checked, such as:
- Roof insulation
- Wall insulation
- Floor insulation
- Windows and glazing
- Heating system
- Production of domestic hot water
- Ventilation
- Renewable energy, such as solar panels
An EPC inspection is mandatory when:
In Flanders, an EPC assessment is mandatory when you sell a dwelling or flat sells or rents. The EPC certificate must be available from the moment your property is offered for sale or rent. The EPC score and energy label must also be stated in advertisements.

If energy-saving measures cannot be demonstrated, the energy expert is obliged to apply the standard values of the Flemish government. This may result in a less favourable EPC score.

EPC certificate for common areas
An EPC for the common parts (EPC CP) provides insight into the energy performance of the common parts of an apartment building. This certificate forms the basis for the EPCs of individual apartments and offers owners, managing agents, and co-owners a clear overview of the building's energetic quality.
During the creation of an EPC GD, the following components are assessed, among others:
- The roof
- The external walls
- The floors
- Windows and doors of common areas, such as the entrance hall, corridors, and shared living spaces
- Communal lighting (mandatory for five or more residential units)
- Communal heating systems
- Domestic hot water production installations
- Renewable energy installations, such as solar panels
When is an EPC for the common parts mandatory?
Since 1 January 2024, an EPC for the common parts has been mandatory for all apartment buildings in Flanders with two or more residential units. This obligation applies regardless of whether the building is sold or rented out.
Since the EPC GD forms the basis for the EPCs of the individual apartments, it is important that this certificate is always kept up-to-date. The EPC GD is valid for ten years but must be renewed sooner when energy renovations or significant changes to the building take place that affect the energy performance.
Frequent asked questions about Energy Performance Certificate (EPC) inspections
When is an EPC certificate mandatory?
An EPC certificate is compulsory in Flanders when you sell or rent out a house or flat. The certificate must be available as soon as the property is put up for sale or for rent. In addition, the EPC score and energy label must also be mentioned in all advertisements. This gives potential buyers and tenants a clear picture of the energy performance of the property in advance.
What is an EPC inspection?
An EPC inspection is an assessment where a certified energy expert evaluates the energy performance of a property. During the inspection, the insulation of the roof, walls, and floor, the windows, the heating system, the production of domestic hot water, and any installations such as solar panels are examined, among other things. Based on this data, an Energy Performance Certificate (EPC) is drawn up with an energy label ranging from A to F. This certificate provides prospective buyers or tenants with a clear picture of the property's energy efficiency.
An EPC inspection is mandatory when:
An energy performance certificate (EPC) inspection is mandatory in Flanders when a house, flat, or other residential dwelling unit is sold or rented out. The EPC certificate must be available from the moment the property is offered for sale or rent. The EPC score and energy label must also be mentioned in advertisements. Without a valid EPC, the owner risks an administrative fine.
Wie mag een EPC-keuring uitvoeren?
An EPC inspection may only be carried out by an accredited energy assessor type A, who is recognised by the Flemish government. Only an accredited assessor is permitted to issue an official Energy Performance Certificate that is legally valid for sale or rental.
How can I prepare for an EPC inspection?
During an Energy Performance Certificate (EPC) inspection, the energy expert visits the property and carries out a thorough inspection. This includes taking measurements and checking structural features such as insulation, windows, doors, the heating system, ventilation, and hot water production. If you can provide proof such as invoices or building plans, these can also be included in the calculation. After the inspection, the energy expert processes all the data in the official software of the Flemish government and you will receive your EPC certificate.
How long does an EPC inspection take?
The duration of an EPC inspection depends on the size and complexity of the property. For an average flat, the inspection typically takes between 45 and 60 minutes. For a single-family home, you can expect it to take approximately 60 to 90 minutes. Larger properties or buildings with multiple dwelling units may take longer.
Welke documenten zijn nuttig tijdens een EPC-keuring?
Although an Energy Performance Certificate (EPC) can be drawn up without documents, supporting evidence helps to correctly assess the energy performance of your home. This could include building plans, invoices for insulation work, certificates for high-efficiency glazing, technical data sheets for heating systems, ventilation reports, or documentation for solar panels.
If you do not have these supporting documents, the energy expert is obliged to use the standard values of the Flemish government for certain components. This may result in a less favourable EPC score.
Not sure which documents are eligible? On the official website of the Flemish government, you'll find an overview of the accepted documents for an EPC.
Hoe lang blijft een EPC-attest geldig?
An EPC certificate remains valid for ten years in Flanders, provided that no major energy-saving renovations are carried out. If, for example, you add extra insulation, install new windows, or replace your heating system, it may be worthwhile to have a new EPC drawn up so that the improved energy performance becomes visible.
Does an EPC rating affect the selling price of my home?
More and more buyers are taking the EPC score into account when searching for a property. An energy-efficient home with a favourable energy label is generally more attractive because future energy costs will be lower. However, a poor EPC score does not mean a property is unsellable. Buyers can, however, take expected renovation costs into account during price negotiations.
What is the difference between an EPC certificate and an asbestos certificate?
An EPC certificate assesses the energy efficiency of a property and indicates how much energy is required for its use. asbestos certificate then identifies whether asbestos-containing materials are present in a building and what their condition is. Both certificates have a different purpose, but in Flanders, they are often compulsory when selling older homes.
Is an EPC mandatory for a gift or inheritance?
No, an EPC certificate is not automatically required in Flanders for a gift or inheritance. The EPC obligation primarily applies when a residential property is sold or rented out.
However, there can be situations where an EPC later becomes necessary. If the new owner decides to sell or rent out the property, a valid EPC certificate must be available at that time. That is why some owners choose to have an EPC inspection carried out at the time of a gift or inheritance. This way, they immediately have an up-to-date energy performance certificate when the property is put on the market.
