No. An asbestos inventory is not compulsory when renting out. However, if the landlord does have an asbestos certificate available, he/she is obliged to provide a copy to the (new) tenant.

The asbestos certificate has a validity of 10 years

An asbestos inventory must always be carried out by a certified asbestos expert. They have passed the OVAM's final exam.

The expert will only take samples from asbestos suspect applications that are not visible to the naked eye. Our staff will always take the samples in subtle places that are not conspicuous. Afterwards, he/she will fix the sampling points.

A place description is required by law when a new tenant moves in.

In principle, you can perform a place description yourself, but to be sure of an objective and expert report, it is best to choose a third party. This way, you avoid endless discussions between tenant and landlord about possible damages.

An above-ground tank that is no longer in use must be removed within five years. You can have an underground tank excavated, but in some cases it is enough to fill the tank with an inert material, for example if the tank is too close to the house and could therefore cause stability problems.

No. It is strictly forbidden to remove or fill your fuel oil tank yourself. Always have the work carried out by an authorised firm that is familiar with the risks. We will provide you with all the necessary certificates after the works so that you are fully compliant with environmental legislation.

An underground oil tank of 6,000 litres or less must be inspected every five years. In principle, an above-ground tank with the same capacity does not need to be inspected periodically, but at Vastgoedexperts, we still recommend having your oil tank inspected every five years. You must have a certificate of conformity for electricity in the following circumstances:

  • When selling a house/property
  • When commissioning a new electrical installation
  • When expanding an existing installation
  • When making significant changes to an existing installation
  • Periodic inspection every 25 years

If your electrical installation has been rejected, you must have it repaired within a predetermined period. The report clearly states which items need to be adjusted.

Yes. You are required to be able to present a valid certificate of conformity when making a sale, but you may also sell with a non-conforming certificate.
