The 2050 energy label

No doubt you have heard of it. Energielabel2050 was created by the Flemish government to reduce CO2 emissions. The government wants every home to be energy efficient by 2050.

To achieve this goal, several measures are being introduced that encourage the renovation of older homes. In addition, they require every house to have an energy performance certificate (EPC) when sold or rented out. They also promote energy-efficient building techniques and provide financial incentives for installing solar panels, for example.

There are two avenues that will help you achieve this energy label.

At the first slope, each part of your property meets separate requirements.

Roof, floor and walls must have an insulation value of 0.24 W/(m²K). Glazing should be 1.0 W/(m²K) and windows 1.5 W/(m²K).

In addition, the house should also have an energy-efficient heating system.

In the second track, your house or flat must achieve label A or A+.

This means making an EPC calculation that looks at how much energy your home consumes. So you have to make sure your home uses a maximum of 100 kWh/m² or has an E-level of no more than 60.

Although the government has not yet introduced obligations around this target, it is still wise to take this into account already because in the future, houses that do not meet it may be less interesting and decrease in value.

Also know that from 2023, there is a new renovation obligation if you are the new owner of a house with an EPC label E or F. Specifically, this means that you are obliged to renovate your house to at least an EPC label D within 5 years.

A big tip we want to give you is that if you are planning to renovate a house, be sure to consider long-term goals. This way, your home will be ready for the future and you will increase your living comfort.
