Mazout tanks: 'Get them inspected or remediated in time'
In this episode of Real Estate Experts: The Podcast, we take a closer look at fuel oil tanks, or heating oil tanks, so that you don't have to worry and are fully compliant with environmental legislation. Indeed, if you have an old heating oil tank that you no longer use, it is important to ensure that the tank is properly removed or filled. This can sometimes be a major job that you should always have a licensed technician do. If you do decide to continue heating with heating oil, it is crucial that you have the tank regularly inspected periodically. How often depends on a few factors such as the size of the tank and whether it is an above-ground or underground tank.
Common parts asbestos certificate: 'Mandatory from 1 May 2025'
Besides the regular asbestos certificate, it is also important for owners of apartment buildings to take into account the asbestos certificate for the common parts. This certificate describes all materials containing asbestos in, for example, the corridor, the basement, the lift system, the stairwell, etc. Please note that the asbestos certificate for the common parts is not to be confused with the asbestos certificate for the individual flats. They are therefore two separate documents.
The site description: 'An indispensable document when renting'
In this episode of Vastgoedexperts: The Podcast, we take a closer look at place descriptions. A location description describes the condition of a house/apartment at the start of the rental period and compares it with the condition of the same property at the end of the rental period. This way, any damage done by the tenant can be properly recorded.
The asbestos certificate: 'More than 3,500 uses of asbestos'
The asbestos certificate is a compulsory document when selling homes built before 2001. It details all asbestos-containing materials in the house. This allows the buyer to know immediately whether asbestos is present in the house and in which places. In this episode of Vastgoedexperts: The Podcast, we explain what an asbestos certificate is and how it is drawn up.
EPC NR: "New requirement from 1 January 2025"
Besides the classic EPC certificate, there is also such a thing as the non-residential EPC, abbreviated EPC NR. This document is intended for buildings that do not have a residential function such as office buildings, schools, town halls, hospitals,... From 1 January 2025, all non-residential buildings with a usable floor area of more than or equal to 1000m² must have an EPC non-residential, regardless of sales (or other transfers) or rentals.
The EPC attestation: 'Ensure sufficient documentary evidence'
Do you need to have an EPC inspection done for the sale/rental of your property? But not sure what to expect? In this episode of Vastgoedexperts: The Podcast, we explain what an EPC certificate is, how an inspection is conducted and how to prepare for the visit of an energy expert.
