There is a lot involved in selling or renting a property. In sales advertisements, for example, it is mandatory to mention certain info. So mandatory inspections are very important. We explain which inspections you should have and why they are important.
1. Inspections you can turn to Property Experts for

1.1. EPC inspection
This inspection gives you a view of how energy-efficient your property is. It is mandatory per residential unit. These are the living areas that have a kitchen, bathroom and toilet (such as a house, studio, flat,...). Do you already have an EPC in your possession? 1.2. Electrical installation inspection certificate
With this attestation, the (potential) buyer knows whether the electrical installation meets all standards. The result may be either positive or negative. If the report is negative, the buyer must put this installation in order. A re-inspection must then also take place within 18 months of the sale of the property. This inspection must be done again every 25 years.
1.3. Asbestos certificate
During 2022, an asbestos certificate will become compulsory for homes or buildings older than 2001. Until this requirement is implemented, it is not mandatory to state that asbestos is present. By 2032, every owner should have an asbestos certificate in his/her possession. When renting out a property, the owner must provide a copy to the tenants.
2. Inspections carried out by competent services

2.1. Soil mat test
Use this certificate to inform the new owners of the property of any soil contamination. No data are available? Then you will receive a blank soil certificate. This certificate is usually requested by your notary from the Public Waste Agency of Flanders (OVAM).
2.2. Data around flood risk
As a seller, you are obliged to give the buyer info on the risk of flooding. This information must also be mentioned in the sales advertisement. It is also included in the deed of sale afterwards.
2.3. Post-intervention file
This file is mandatory for houses renovated or built by a contractor after May 2001. The post-intervention file allows finding out what materials are in the building and how its structure was constructed. This file stays with the property for life.
