In the past, the dangerous asbestos was often used in construction because of its heat-resistant, insulating and moisture-resistant properties. Unfortunately, exposure to asbestos can lead to serious to even fatal diseases such as lung cancer, asbestosis and mesothelioma cancer. Therefore, when selling a building built before 2001, it is important to carry out an asbestos inventory. This way, we can see if asbestos may be present.
Our experts will come and perform a visual inspection and will take samples of asbestos-suspected materials located in the building. You will then get a detailed overview of the presence, location and condition of asbestos in your building. With our report, you can assess the health risks and draw up a plan to safely manage or remove the asbestos.
How do we proceed?
From the moment an asbestos inventory is in our planning, the asbestos expert does a preliminary survey using the assignment form. We also review the building's plans and evidence documents if they are present.
Before we start the inspection, either the client or the estate agent can give us access to the building. We can also collect the key elsewhere if that would be more convenient for you.
During the inspection, we will give you all the information about how the examination will proceed, what samples we need to take, what photos we need to take and what inspections we need to do. We therefore want to reassure you as much as possible that everything we do will be done with caution. That way, we keep damage minimal and repair everything as best we can.
After the inspection, we process your file through the OVAM online platform and the samples are collected by the lab.
When we receive the results from the lab, we add this data to your file. As a client, you can view these results via our internal administration platform.
What are the most common questions?
- Should I remove the asbestos?
- No there is no obligation for private individuals (for now). The disposal methods and deadlines in the attestation are suggested advice.
- What does asbestos removal cost?
- We cannot give a price setting on this. This may vary from project to project. The remediator ultimately decides the removal method.
- What if I refuse samples?
- Then all identified materials are on file as suspected/containing asbestos. As a result, the asbestos certificate is then also automatically valid for only 5 years instead of 10 years.
- What if the roofing is named as asbestos suspect but no sample was taken?
- It is not always possible to take samples from the roofing as this may cause leakage. If you have a proof invoice of renewal after 2001, you can still provide it to our inspector. This way, the certificate can be adjusted.
