The importance of good real estate photography

However, many people underestimate the importance of good photos when selling or renting out a property. It is important to realise that you can completely wrap up potential buyers or tenants through good real estate photography. After all, the search for a new property happens primarily online. Those looking for a property quickly make an initial selection based on the photos. If the images are not strong enough, people do not click further to the details of the property and it will probably never come to an appointment. This is why the first photo and the first click is so crucial. Therefore, it's not always about the number of photos but the right photos.

Therefore, below we give some tips for taking great photos of your house or flat:

  • Quality camera: The camera of a good smartphone can sometimes suffice, but often the quality of phone photos is still substandard.
  • Proper exposure: Photographing on a sunny day with plenty of natural light is a must, but also make sure to use extra artificial lighting in dark rooms. It is best to use white light or a spotlight instead of the classic yellow lamp. The combination of natural light and artificial light can create the right accents for the perfect property photo.
  • Wide or horizontal shooting: Use a wide lens or at least hold the camera horizontally to get wide photos of rooms. Horizontal photos give a sense of space, unlike vertical photos that make the whole thing look rather cramped and crowded.
  • Taking lots of pictures: Take several photos of the same space, each time from a different angle, height or light. Then select one photo for each selection or space for publication.
  • Photo editing programme: Simple and free photo editing programmes such as IrfanView and Paint.net already offer plenty of options to correct photos. Certain adjustments like saturation or lighting are easy, and they also give a better impression. Do keep editing to a minimum to avoid distorting reality. Less is therefore more in terms of editing.
  • Photo sorting: Sort your photos in a proper order before publishing them. The first picture is hugely important because it determines whether people click on your ad or not. So don't use a floor plan as the first image, as this is unappealing due to being too technical. For example, use a facade image as the first photo, followed by the living spaces in logical order.
